Roof tiles completed

We were luck to have our roof installed just before the Australia Day long weekend, as the rain poured and did not stop for 3 days! The roof tiles being installed, I think it saved the wooden flooring being swollen in the future.

The roof tile caps were installed today, and that finalizes the roofing.

Next are the eaves to be installed and painted, by end of this week. I'll keep you posted.

Sound insulation

Since we are having all the downstairs floors tiled and upstairs laminated wood, after some thinking, we decided to insulate the internal walls for sound absorption.

So I contacted Masterton to have a add on variation, only to be told it is not possible! Once the tender and contract is signed, no changes allowed. Grr!..

So I called our SS and had a chat, as obviously it is not something I can do later, take off all the walls down and install the insulation. He offered me to provide the contact details of the sub-contracting company doing the outer wall insulation and deal directly with them.

I contacted the company and they quoted me for upstairs and downstairs in separate quotes. Upstairs to supply and install R1.7 Soundscreen insulation and downstairs R2.0 Soundscreen insulation.

After looking at the price (around $2300), we decided to go ahead and do the whole house.

Roof tiles started

The top roof tiles are now mostly in place. They may work on Saturday finishing off the angle cover tiles. Not sure what is the next step as yet. I also noticed the laundry door frame was installed. Not sure if I missed it before or it is new.

The roof sarking was installed today, as well as most roof tiles lifted up on the roof, ready to be installed tomorrow.
At midday...

By end of the day...

Quick visit

On a quick visit to the site, no activity for today.

It is evident that the upstairs flooring is suffering under rain. Even though we did not have much rain, the majority of the joints are swollen. Hope this will not cause issues in the future, of floors making squeaking noise.

More damaged studs. Hope they will be replaced soon.

Top gutters installed

The top roof gutters are now installed.

It's good to know that our roof design has only one run-off guttering.

The above photo shows the colour contrast between the gutter, eaves, dark and light brick colours.

These colour theme was suggested by the brick supplier's catalogue, and looks like they will turn up nice.

Roof tiles delivered

All the roof tiles have been delivered. According to our Site Supervisor, they will be on the roof by end of this week! So, finally, it will look like a house :-)

The roof trusses are now complete. The gutters will be installed in the next few days.

Just recently I decided that, since we have tiles all of downstairs and timber upstairs, is to add sound insulation/absorption to the internal walls.

I contacted Masterton to add a variation, but they told me, once the tender is signed, no changes are possible, even just an add.

So, I contacted my Site Supervisor with my issue, and being the nice guy he is, he said he can give me the contact details of the sub-contractor doing our external wall and roof insulation and organise with them to add the soundscreen insulation, and get invoiced by them directly. This is an approved practice by Masterton.

I contacted them and soon they will provide me with 2 quotes, one full house and another for just upstairs, to see if we can afford it. But it would be worth the addition.

Bricks cleaned

Upon visiting the site today, I noticed the bricks were cleaned. Well almost all, except the left hand side ground floor.

We already received our next progress payment invoice from Masterton. I signed and emailed it to the bank today.

Some photos, and the difference can be seen.

Amount of brick off-cuts. I'm hoping to use them as a fill.
