Roof Leak Fix

During the last rain we had, I noticed a leak from the gutters from the top roof, over the portico, as well as leak under the portico.

I sent an email to our SS last Sunday night, and yesterday I had the roof installer come in and fix the leaks. We will find out if it is fixed in the next rain period.

This was surprisingly fast repair turn around, as I was expecting it to be fixed at 90 day warranty.

We are still unpacking boxes and settling in.

We now know the cooktop works (yummy stir-fry), the oven works (delicious lasagne) and the dishwasher cleaned the dishes.

Air-con is keeping us comfortable.

We already used up all of the water in the rainwater tank watering the lawn. lol!

Finally, all roof tiles done

Finally, the last bit of the roof tiles are done. Expecting a bill very soon!

Also delivered, the insulation materials.

So, insulation should be done tomorrow, both perimeter walls and internal walls with "soundscreen".

The roof frames of the portico has also been done.

On Thursday, we should expect the gyprocks delivered for possible Friday start or Monday.

For 9 years we lived here, this plant never flowered. Must be a sign of good omen or karma.

Just short of...

Looks like the lower roof tiles have just fallen short of completion.

As half of them broken, two piles off...

Lucky the back lower roof is complete.

A new video blog has just been uploaded, with more tips and inclusion ideas.

Roof tiles completed

We were luck to have our roof installed just before the Australia Day long weekend, as the rain poured and did not stop for 3 days! The roof tiles being installed, I think it saved the wooden flooring being swollen in the future.

The roof tile caps were installed today, and that finalizes the roofing.

Next are the eaves to be installed and painted, by end of this week. I'll keep you posted.

Roof tiles started

The top roof tiles are now mostly in place. They may work on Saturday finishing off the angle cover tiles. Not sure what is the next step as yet. I also noticed the laundry door frame was installed. Not sure if I missed it before or it is new.

Tile selection complete

Our tile selection at Tiles Direct today was a very pleasant, easy and professional. The staff were very helpful and offered large variety of tile options and colour themes. She was patient as I looked and made the decisions.

Only few extras, not included in the Masterton Mansion Package, like bigger soap holders, designer artefacts in the showers, sealed drain caps etc. came up just under $1300. This includes the balcony and front door & patio outdoor tiles, as well as the porcelain kitchen splash-back tiles.

Below are some photos, even though the colours do not reflect the actual product due to my phone's photo capability.

All main ground floor living areas, white matt 400x400mm

Front patio and balcony, Alfresco Moka 400x400mm

Kitchen splashback, Ultra Gloss white porcelain 600x600mm

All wet areas, floor- Espresso 300x300mm, walls - Gloss White 300x600 (laid horizontally), designer pattern feature - glass.

We also elected to have chrome edges around the bath tiling corners to give a rich, elegant and glamour look.

Tomorrow, Air-Con selection. I hope we do not need too much upgrading, but important one if we need to.

Colour Selection booked

We have just been booked for our internal colour selection appointment on the 18th of July. It will be a full day to select all of our internal colours, benchtops, kitchen, vanities etc.

We hope by this time our plans would be ready to submit to CDC for DA approval.

While waiting for DA approval, we will need to do our air-con, electrical and alarm appointments.

Floor selections

Looks like I'm able to give a visit to another tiles supplier, Tiles Direct, to see if I can find matching 'white' tiles from the same manufacturer and range, but with at least 2 of the sizes` 450x450 & 300x300.

As we have selected timber laminate floors for upstairs, I need to make an appointment to visit Accent Floors and make the choice.
